What is bridging finance and how does it work?+
Bridging finance is a short-term loan designed to cover an immediate gap — giving you quick access to funds when you need them urgently. Unlike a mortgage, a bridge can be arranged rapidly, which makes it ideal for time-critical situations such as property purchases, auctions or urgent renovations. It's secured against property and repaid when you sell or refinance.
How much can I borrow, and how quickly?+
Loans range from £50,000 to £5,000,000, at up to 75% loan-to-value, over terms of 3 to 24 months. Decisions can come back within 30 minutes and completions in as little as 48 hours, subject to status, valuation and lender criteria.
Will an enquiry affect my credit score?+
No. We use a soft search when we look into your options at the enquiry stage, which leaves no mark on your credit file and won't affect your score. A credit footprint is only left if you decide to formally apply for a loan.
Do you charge any upfront broker fees?+
No — we never charge broker fees up front. Where a lender requires a valuation, that fee may be payable in advance, and we'll always tell you about any costs before you commit. We may receive a commission from the lender once your loan completes.
What is an exit strategy?+
It's how you plan to repay the loan at the end of the term. The most common exits are refinancing onto a mortgage or longer-term loan, or selling the secured property. Lenders will want to see a clear, realistic exit before lending.
